The Action: To beat the rush of properties that often flood the market in September, this detached, two-storey house near Eglinton West station came to market in late August, when few competitors vied for buyer attentions. Within six days, four groups visited the house and two of these drafted bids, with the house selling for $110,200 over asking.

"For that specific neighbourhood, there's definitely been a change, not a huge change, but people are getting sick of multiple offers," agent Ira Jelinek said. "So I wasn't expecting multiples, but we were happy and surprised."

What They Got: This three-bedroom house with a double garage off a mutual driveway was built in 1995 on a 25-by-133-foot lot.

The Agent's Take: "It's the second house in from Eglinton [Avenue], so it's got good walkability once the LRT and retail is all back up" Mr. Jelinek said.

"[The buyers] got an almost 3,000-square-foot house – the basement is about 1,000 square feet and 2,000 is above grade – for $1.69-milion, so they got a good house at a decent price bracket. Usually, things in Toronto are closer to $2-million."
