CO-OP AGENT Patrice Gale, Royal LePage Real Estate Services Ltd

The Action: This three-storey townhouse at Kilgour Estates met all of a buyer's requirements; a large North Toronto home with parking and proximity to local attractions. Agent Patrice Gale felt the townhouse was priced far below similar units in an effort to create a bidding war, so her client upped their price even in the absence of competing buyers and sealed the deal in May.

"It came on the market not long after the provincial changes, so it got swept up in the transition period," Ms. Gale said.

What They Got: Kilgour Estates is a luxury mid-rise condominium complex with a collection of three-storey townhouses. This roughly 2,000-square-foot end unit has a rooftop terrace and windows facing south and west.

Inside, the primary entertaining area is open-concept with a fireplace. The kitchen has granite counter tops and stainless-steel appliances, including a gas stove. The basement is outfitted as a casual recreation area and has access to the garage.

Two levels above are designated for three bedrooms, including a second-floor master with a walk-in closet, balcony and five-piece ensuite bathroom; the largest of three bathrooms.

Monthly fees of $1,238 pay for water, heating, concierge and upkeep of a gym, pool, guest suites and party room.

The Agent's Take: "It's a perfect home for someone that wants privacy. It has a ravine view and really lush greenery around the townhouse," Ms. Gale said. "It has a main-floor patio, rooftop patio and side yard, all fully fenced, so it was really stunning and there weren't other condos with that kind of yard space."

Although the unit's two-car parking spot is prized, so is its pedestrian-friendly location. "It's literally steps to the Sunnybrook trails, so this home is a dog lover's dream," Ms. Gale said. "This area now has a Shoppers Drug Mart, Whole Foods and Eglinton Crosstown [LRT] soon, so the accessibly and amenities are improving all the time."
