DAYS ON THE MARKET Three

LISTING AGENT Belinda Lelli, Royal LePage Real Estate Services Ltd.

The Action: More than 130 house hunters took the online tour of this one-bedroom-plus-den in the Westside Gallery Lofts in late July. A thoroughly modern makeover persuaded more than a dozen to tour the suite in person and, within 48 hours, a deal was struck for slightly under the asking price.

"The condo market is definitely strong," agent Belinda Lelli said. "But I start marketing a good five to seven business days ahead of time, so it had a lot of exposure and I could see that by how many were looking at the virtual tour."

What They Got: South-facing windows allow natural light to flood this 670-square-foot space built with nine-foot ceilings, exposed ductwork and a balcony off the open principal room.

Over a period of four months, the seller – an HGTV producer/director/writer – added new walls, hardwood floors, LED lighting and upgraded kitchen cabinetry.

The unit is equipped with a bathroom between the den and bedroom, kitchen and laundry appliances. There are monthly fees of $407 put toward water, heating and the use of guest rooms, a pool and a party room. There's an additional HVAC fee of $48.

The Agent's Take: "The seller worked with top designers on HGTV and it's reflected in her appointments and the way she designed the space, so it really stood out," Ms. Lelli said. "When you have a smaller space, you have to have a wow factor and the impact has to be felt as soon as you walked in; like, she had a hanging chair."

Buyers were also enamoured of the unit's urban locale.

"The space was designed as a detailed, turnkey solution to downtown living, mere steps to BMO Field, streetcars, GO train service, the Gardiner Expressway, art galleries, the Drake [Hotel] and all the new amenities that trendy Queen West-Liberty Village has to offer," Ms. Lelli said.
