LISTING AGENTS Sarah O'Neill and Sue Mills, Royal LePage Signature Realty

The Action: In the gilt-edged Bridle Path neighbourhood, a short limo ride from some of the city's most exclusive schools, country clubs and private estates, this 1 1/2-storey residence was listed under $4-million for nearly a month this summer. One offer was rejected but, after an asking-price adjustment to $3.68-million, two more bids were registered within a few days.

What They Got: The detached brick house with a double garage was custom built in 1951, but modestly expanded into a 2,807-square-foot space with an updated eat-in kitchen with granite and marble finishes, walls of windows and sliding patio doors to a south-facing backyard and in-ground pool.

Formal affairs can unfold in the fireside living room and adjacent dining area, while casually ones convene in the main-floor den or lower-level recreation room with a second wood-burning fireplace, guest suite and sauna.

To retire for the evening, there is a rare main-floor master suite with a dressing room and one of four bathrooms, as well as two upper bedrooms, both with walk-in closets and one with a sky lit, semi-private bathroom.

The Agent's Take: "This property is located on a spectacular, south-facing, 104-by-228-foot, level lot in this quiet, sought-after Bridle Path enclave," agent Sarah O'Neill said. "As well, the house has a lot of charm and character."

Potential buyers especially appreciated the property's unique floor plan, while builders valued the lot potential.

"The house showed very well. Buyers had the option of living in it as is, renovating and expanding the house, and some buyers were looking at it as an excellent lot that they could build their own dream home," Ms. O'Neill explained.

"A lot of the new builds are [priced] significantly higher for $7- or $8-million and up, so this would be toward the middle of the price range for this area."
