LISTING AGENT Andrea Stark, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: Last winter this detached, three-storey house was the better looking of two residences for sale near Avenue Road and St. Clair Avenue, so it had 32 shoppers through its doors and a second offer after the first fell apart.

What They Got: About eight years ago, previous owners of this more than century-old residence gutted and redesigned it with architect Richard Wengle. In recent years, the sellers finished a bathroom in the 1,124-square-foot basement, a third-floor deck off a family room with a wet bar and updated the family room and eat-in kitchen with heated marble floors, Caesarstone counters and a walkout to a deck.

For social gatherings, the 3,293-square-foot house has a living room with a gas fireplace and a formal dining room with a Juliet balcony, as well as a lower-level gym, playroom and recreation area.

There are four bedrooms on the upper levels, including a second-floor master suite with a walk-in closet and six-piece ensuite, which is one of five bathrooms.

Outside, the fenced 30-by-167-foot lot has a detached garage reached via a right-of-way driveway.

The Agent's Take: "It was totally gutted and renovated several years ago, so it was very nicely done, but then my clients did some things, so every bathroom and kitchen was gorgeous," says agent Andrea Stark. "[The sellers] also put in an artificial turf, which is quite expensive to do, but there's no fuss now."

Buyers also marvelled at the property's proximity to rural and urban charms. "It's an extra-special, deep lot, which you don't usually see, and it's a south-facing lot," Ms. Stark said. "And it's such a nice, green neighbourhood street, and you can walk to Summerhill shops and subway."
