CO-OP AGENTS Josie Stern and Valérie Benchitrit, Sutton Group-Associates Realty Inc.

The Action: Agents Josie Stern and Valérie Benchitrit often promote properties by hosting open houses, which is how they met clients who failed to find a place or win bidding wars with another agent.

The duo lined up about six options and quickly assessed that this detached, brick residence in the Junction was worth paying a small premium to beat out other buyers.

What They Got: Kitty corner to Perth Square Park, this roughly 80-year-old residence has a classic four-bedroom plan, including a second-floor bedroom combined with a nursery and another containing one of three bathrooms, plus a basement apartment with a kitchen and living area.

The primary living areas include a fireside entertaining space and open dining room with new bamboo floors, as well as a kitchen with an island with storage and seating, ceramic floors and access to a laundry room that exits to a deck and detached garage off a lane behind the 20-by-125-foot corner lot.

The Agent's Take: "[The buyers] needed three bedrooms, plus one or two offices and a third floor [space], plus a basement apartment and parking, so this was an amazing buy," Ms. Benchitrit says. "It's not too far from a subway, and it's a great location close to a park."

The buyers also liked the potential to build on its practical form. "A little TLC and you will have a stunner here as all the key elements are in place," Ms. Stern said. "The open-concept main floor has high ceilings, a mud room combined with laundry [facilities] off the kitchen, and lots of light."
