The Action: Within an hour of listing this semi-detached house in the Beaches, an offer was presented to agent Linda Ing-Gilbert. But by the time the sellers could be reached, there were several showings and another couple of pre-emptive offers registered.

What They Got: As soon as the previous buyers of this century-old, brick house took ownership, they expanded the back end of the house, exposed brick walls, and installed vintage windows and reclaimed barn boards, among other things.

Ceilings rise nine feet above the living room with a wood-burning fireplace, an open dining area and a custom, eat-in kitchen with a walkout to the 17-by-119-foot lot.

The Agent's Take: "They did an extension, probably adding about 800 square feet to the house," Ms. Ing-Gilbert said. "So the house had a lot of character and it's spacious."

For instance, material from a family farm of a similar vintage was incorporated. "The flooring was reclaimed barn boards on the second floor and exposed brick hand chiselled all the way up to the third floor," Ms. Ing-Gilbert said.
