LISTING AGENT Joel Gwillim, CIR Realty

The Action: For the month of June, the Shy-Lui had just one opening in the form of this two-bedroom suite, so it was toured by a few serious buyers before one worked out a satisfactory deal.

What They Got: On the seventh floor of a 46-year-old residence, this 785-square-foot unit was recently gutted and modernized with hardwood floors in the bedrooms and principal room, which also has a walkout to a balcony, as well as quartz counters, high-gloss cabinetry, custom marble backsplashes, industrial-style column and stainless steel appliances in the open kitchen.

To keep items clean and tidy, there is a four-piece bathroom, stacked laundry machines, storage locker and parking, plus water and heating covered by monthly fees of $475.

The Agent's Take: "This is the smaller of the two-bedroom [models], but it's still a good space," says agent Joel Gwillim. "You get a two-bedroom – [roughly] 800 square feet – for the price of something that's a one-bedroom in a new building."

The seller increased its value with a major makeover. "If you have an original suite, it's really dated and enclosed with walls. But for this one, [the seller] took down everything he could except for the structural beam and a little drywall for running electrical for pot lights and kitchen lights," Mr. Gwillim notes.

"So it was completely move-in ready, looked great and had the wow factor stepping in through the front door."
