LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Private appointments were the only avenue to tour this detached house in the community along the east banks of the Humber River. Just a handful of shoppers seized the opportunity and one negotiated an offer.

What They Got: Over time, revisions of this family home created multiple private quarters and public entertaining areas, including a secluded backyard with an in-ground Gunite pool and hot tub on the 60-by-198-foot grounds.

For social affairs, there is a den and fireside living and family rooms, as well as a formal dining room and sky-lit, eat-in kitchen with Miele and Sub-Zero appliances.

Residents can retire to four second-floor bedrooms, including a master suite with vaulted ceilings, a Juliet balcony, his-and-her closets and a six-piece bathroom, which is the largest of five, or a lower-level bedroom off the fireside recreation room.

The Agent's Take: "This was pretty special in that my clients owned it for over 20 years and had done a lot of mechanical and cosmetic updates, and a large addition was added to the original footprint of the house," says agent Nutan Brown. "It's a terrific family home or a large home for a couple."

The back portion of the property was especially prized among buyers. "It has a Gunite pool with a huge patio; a terraced green space for children to play and another level that was more natural," says Ms. Brown. "Many properties in the area either have one or the other, but not all of these in combination."
