The Action: This Canmore property was originally listed last winter when the city had a much higher ratio of luxury listings to buyers and was unable to attract a suitable bid.

Relisted this year with fewer properties to compete with, it not only got its first conditional offer, but also a second from another party, who become the new owners after the first group retracted their bid.

What They Got: A decade ago, Elk Run Custom Homes carved out a 74-foot by 164-foot portion of a mountainside for this alpine timber residence with a 2,961-square-foot plan, complete with entertaining areas, bedrooms, six bathrooms and outdoor spaces on every level, plus a double garage off a mud room.

The Agent's Take: "Silvertip is a resort golf course community on the north edge of Canmore, surrounded by the golf course, wildlife corridor and green space," says agent Christopher Vincent.

"[This home] is on a ridge above the golf course surrounded by mature trees, and has these really awesome mountain views."

The home's construction complements its premium setting in a growing community to house a hotel and village centre. "It's a fairly typical mountain home for Silvertips with timber features, stone and wood-burning fireplaces," Mr. Vincent states.

"[Yet] it is the highest sale of the year, so far. There have only been four other sales above $3-million in Canmore. It's a small market."
