LISTING AGENT Christopher Kowal, Royal LePage Urban Realty

The Action : Agent Christopher Kowal lent his clients some furniture to complete the stylish look of their one-bedroom plus den suite before 25 visitors arrived with private appointments and large crowds dropped by the open house events. On the day offers would be reviewed, several hopeful house hunters came forward with bids.

What They Got : In 2005, the former site of CBC's headquarters and studios was redeveloped into the popular Radio City complex that houses this nearly 700 square-foot suite in one of two high rise towers.

This modern space features nine-foot, concrete ceilings, newer laminate floors, a sliding bedroom door, a marble-topped kitchen island and open living area with full height windows and sliding doors to a 10 by four-foot balcony.

Other essentials consist of a bathroom, laundry machines, stainless steel appliances, a locker and parking, plus monthly fees of $488 to pay for 24-hour concierge, guest suites, a gym, party room and new amenities in the works.

The Agent's Take : "The smaller, more affordable units do tend to go into bidding wars," says agent Christopher Kowal. "This had the best layout for a one-bedroom plus den because the den was large enough to use as either a living room or dining room. In fact, my clients had a table that could seat eight people in the den."

This unit is also in a prime spot in many respects. "It's the best position in this building because it faces directly west and it's a completely unobstructed view with no buildings anywhere around it," Mr. Kowal states.

"It's just a few steps from Carlton streetcars and a block and a half from the Yonge and College subway stop and the new Loblaws at the corner of Church and Carlton, which is a real plus."
