The Action: In Toronto's Wychwood community, this semi-detached property didn't sell in its first attempt earlier this summer, so it was relisted with a different marketing strategy and agent, Kimmé Myles.
Within hours of the agent erecting a "Coming Soon" sign on the front lawn, a buyer registered a strong pre-emptive bid a week before the scheduled review date, which would have followed the offer date of another house for sale on the same treed cul-de-sac.
What They Got: The roof, windows and mechanics were updated in this 1920s house, but more complex jobs were featured on television, such as the spa-like, five-piece bathroom designed by Candice Olson and the gourmet kitchen revamped by Peter Follico.
The living and dining area are open-concept, while the second floor has three bedrooms, including one with a fireplace and another with access to a third-floor loft.
There is a one-bedroom and one-bathroom basement suite with a ceramic-clad kitchen and carpeted entertaining area, as well as a separate entrance to the 20-by-111-foot lot and double garage off a lane.
The Agent's Take: "It's beautiful, gorgeous, glamorous and luxurious," said agent Ms. Myles, who notes the sellers are an executive chef and a designer. "You see a lot of houses that are not quite done to this calibre, which is what's quite different about it."
The set up of this roughly 1,700-square-foot house was well-suited to buyers.
"They added [loft] space that can be redone … so there is potential in the house to make it even better," Ms. Myles said. "[Plus] it has an income property, which makes it very appealing."
