The Action: Strategic staging improved the presentation of this detached, two-bedroom bungalow, which initially fielded some unacceptable offers when priced at $569,000. Once it was reduced to $549,900, two serious buyers negotiated more feasible bids.

The Agent's Take: "It's a centre-hall bungalow, so it's wider than deep and it has an open-concept living room, dining room and kitchen," agent Andrea Stark said. "The lot is not very deep, but in reality, it had a private drive, a garage and a backyard, which was quite nice and private."

The location of the land itself was also treasured. "It's a nice, quiet street, very close to the subway and Cedarvale Parkand we're around the corner from a school and shops on Eglinton," Ms. Stark added. "It's a great investment area because it's just outside Forest Hill, yet [property prices] are quite a bit lower."
