LISTING AGENT James Garbutt, Sutton Group West Coast Realty

The Action: It is the third Cape Cod style 1960s home sold on the same street in 2014. Another Cape Cod sold six months prior to this sale for $1.08-million, but that house had a basement suite instead of a high-end kitchen renovation. The house received three competing offers after several others backed out at the last minute

What They Got: The five-bedroom Cape Cod style house was built in 1964 but has been updated with a $125,000 kitchen renovation.

  • The three-level house in The Heights neighbourhood has 3,677 square feet of living space, that is filled with four bathrooms and open concept kitchen and family room, with French doors leading onto a balcony.
  • It has a fenced yard, exposed wood beams and bright, unfinished basement, and is close to schools, shopping, Canada Games Pool and transit.

The Agent's Take: Listing agent James Garbutt says the higher price is also an indicator of the market. "The recent sale of 80 Courtney reflects a $100,000 appreciation over the price of a similar home that sold six months ago," he says.

Mr. Garbutt said the interest in the house came from young families.

"New West continues to attract young families that are drawn to the character of the city, or drawn to its affordability compared to Vancouver. If this same house existed between Fraser and Main streets in Vancouver it would cost around $2.2-million, so consider New Westminster a $900,000 discount."
