The Action: Fairview is a central west-side neighbourhood dense with townhouses, but it's difficult to find one that is on the upper level of a development, says selling agent Charlotte Mauricio. It made Ms. Mauricio's job easier. The unit sold in four days, with multiple offers.

"My clients were eager to find a place in Fairview and had looked at numerous properties before finding this one. They both instantly knew this was the one. It had met nearly all their criteria, especially the location, the fact it was turnkey, and the gorgeous rooftop patio," she said.

"I phoned for a viewing the day it got listed and we were the first ones to see it, but with others not far behind. We ended up being in a multiple-offer situation. My clients were prepared to pay a little over asking, which was the deciding factor in the sale."

What They Got: The two-bedroom, 953-square-foot townhouse is located in Fairview, on the south side of False Creek, within walking distance to the Canada Line and Cambie Village, and a quick drive or bike ride over the Granville Street Bridge to downtown.

The unit sold for just over asking and was valued at $571,000, according to the B.C. Assessment.

"My clients were drawn to the updates inside, which included dark laminate flooring, granite counters in bathrooms, as well as in the kitchen, with stainless-steel appliances, new cabinets and breakfast bar," Ms. Mauricio said. "Both bedrooms are generous in size with vaulted ceilings, letting in lots of light. The rooftop deck with a 360-degree view of the city was an added bonus."

The Agent's Take: "Fairview sales rose slightly in June [compared to a year ago]," says Ms. Mauricio.

"The property was priced correctly for the location, and met most of my clients' wish list, which is why they didn't hesitate."
