LISTING AND CO-OP AGENTS Irene Kaushansky and Philip Brown, Keller Williams Advantage Realty

The Action: Agents Irene Kaushansky and Philip Brown brought in Katu Design to stage this newly completed residence before listing it for $989,000. With million-dollar properties in areas to the south and west, over a dozen buyers quickly scheduled private showings and nearly 50 parties slipped through five open houses. Bids could be made at any time, yet more than one was registered simultaneously by chance.

What They Got: Alexander and Tencate Design Build Inc. replaced an aging bungalow on a 40-by-132-foot lot with this modern, two-storey house with a four-bedroom and four-bathroom plan with hardwood floors, pot lights and crown mouldings in most areas, including a master suite with a private bathroom and walk-in closet.

At the front of the house is a combined living and dining room, while the back features a fireside family room and kitchen outfitted with stainless steel appliances, marble backsplashes, Caesarstone counters and an island, as well as large windows and double doors to a wide deck, fenced-in yard and private driveway. A carpeted bedroom and recreation room with eight-foot ceilings were created in the basement.

The Agent's Take: "Not only was it one of the few homes available, but it was one of a kind," says Ms. Kaushansky, who also sold the contemporary abode the builder constructed next door last year. "Getting something of that quality in this price range is rare."

The use of natural elements also added to the sense of luxury. "From the master bedroom and bathroom, you can look into the backyard and see a gorgeous canopy of trees," Ms. Kaushansky adds.

"There was a beautiful front deck and back deck made of cedar, which complemented the rest of the house."
