THE ACTION

Although several buyers wandered through this renovated bungalow in June, it was essentially sold to the first visitor once they removed all conditions on their $744,500 offer a few days later.

“The seller didn’t have to sell until September, so since it was a unique property we started high [with the price],” agent Bryon Howard said.

“They had one buyer look at it and wanted it bad enough that they took it.”

WHAT THEY GOT

A roughly 50-by-120-foot lot is home to two structures: a double garage and this 1,176-square-foot residence with a multitiered deck accessible from the dining room and more-than-890-square-foot basement.

The interior has been refreshed with everything from an updated bathroom to a sleek new fireplace in one of two bedrooms. The entertaining and cooking quarters are open-concept, as are the study and recreation areas below.

Two extra bedrooms and a secondary bathroom are located on the lower level.

THE AGENT’S TAKE

“There was nothing quite like this one in the neighbourhood – meaning a 1950s bungalow nicely updated on a big lot – so the buyers valued that,” Mr. Howard said.

“There are brand new homes selling nearby for $800,000 to $1.1-million, but they are on half-size lots.”
