DAYS ON THE MARKET One

LISTING AGENT Julie Kinnear, Keller Williams Neighbourhood Realty

The Action: With noisy TTC buses trundling by, properties on this busy Swansea street sometimes take a while to sell. But this semi-detached house drew two competing bids by the end of its first day on the market.

What They Got: In the past year, more than $100,000 went towards updating the mechanics, interior doors and two bathrooms of this 1930s residence, as well as a rear addition encompassing a third bedroom with a walk-in closet and an eat-in kitchen with hardwood floors, stainless steel appliances, glass tile backsplashes and a walkout to a new deck and parking on the 19-by-100-foot lot.

Improvements were also done to the exterior of this 1,420-square-foot residence and enclosed sunroom that opens to the living and dining areas, which sits directly above a recreation area in the 420-square-foot basement.

The Agent's Take: "[The sellers] had done quite a bit of work recently on it and it had an extra space at the front because the porch was enclosed," agent Julie Kinnear says. "The principal rooms are quite large and it has a rare main-floor powder room and laundry room, and the kitchen and bathrooms were quite nice and new."

The property also suits couples with kids. "It was very family-oriented and ready, and it also has parking, which some of the other ones don't have on the street," Ms. Kinnear says. "[Plus] it's in a good school district, so families like it."
