The marketing began in late 2017 for this custom home on a 75-foot lot backing onto a lake just beyond Calgary’s eastern outskirts.

No offers emerged and, with housing inventory in the Calgary area rising steadily, its $1.2-million price was reduced to $1.095-million in the summer of 2018. A person who wasn’t actively looking for a new home stumbled across the listing on social media in August and, after some deliberation, decided to table a bid.

“There are a limited number of buyers in this price range,” said agent Rob Vanovermeire. "This particular property ... has a very unique floor plan.”

What they got

This 45-year-old property not only offers 2,119 square feet of living space but also additional space above the double garage. There’s also a private backyard and sandy beach.

The home’s most distinguishing architectural feature is a circular living, dining and cooking area equipped with a fireplace, beamed ceilings, granite counters and stainless steel appliances, as well as windows overlooking the lake.

Down the hall, there is a bedroom with a five-piece ensuite, which is one of four bathrooms. Directly above is a second bedroom. A third bedroom and a recreation area with a fireplace occupy the 542-square-foot basement.

The agent’s take

“This is one of the largest lake lots on Lake Chestermere,” said Mr. Vanovermeire.

“The lot extended under the water, so you could actually park your boat on your own property. A very limited number of properties have that feature.”

“The main living area was completely round with heated stamped concrete floors and windows all the way around,” Mr. Vanovermeire said. “[Plus] there’s a big home office, family room or guest suite above the garage … which is very unusual for Chestermere.”
