The action: In January, suites took an average of 80 to 120 days to sell at Dorchester Square, but this one-bedroom unit was staged and priced at $255,000 to sell fast and found a buyer in the first and only visitor.

What they got: A 680-square-foot portion of a 35-year-old high rise was allocated to this one-bedroom and one-bathroom plan anchored by an open living and dining area with sliding doors to a south-facing balcony and a galley kitchen updated with quartz counters, glossy two-toned cabinetry and stainless-steel appliances.

The unit is tied to a parking spot and monthly fees of $376 for heating, common laundry room, fitness and recreation facilities.

The agent's take: "The location is great – the Walk Score is around 96 or 97 – it's right in the heart of the Beltline, close to lounges, restaurants, gyms and office core," says agent Joel Gwillim. "The amenities are a bit dated, but they are good spaces, like a games room and squash court."

The unit itself has several distinguishing features. "For the area, especially compared to the new product that's coming on the market, the size was pretty good, probably 100- to 130-square-feet bigger," Mr. Gwillim notes.

"And it's a really nice unit, [the sellers] had done some renovations to it and they took the time to design it right."
