The Action: This detached house with an attached double garage on a 40-foot lot sits in the middle of a short street with parks on both ends. In terms of size and layout, it's fairly standard for the neighbourhood, so it vied for buyers' attention for several weeks before a strong offer was registered in July.

What They Got: In 2006, this 2,382-square-foot house was built with a two-storey plan and an unfinished basement. There's a main-floor laundry room and three bathrooms, including a five-piece in the largest of three bedrooms.

There's also a den, a dining room and a living area with double-height ceilings off the eat-in kitchen. The kitchen is outfitted with a pantry, maple cabinetry, stainless-steel appliances and there's an exit to the deck.

The Agent's Take: "Royal Oak is a really good community, very family-oriented with lots of amenities nearby and just down the street from some walking paths that go around a pond," agent Jesse Davies says.

"It has three bedrooms up and a nice bonus room, and vaulted ceilings in the living room, which makes the house seem a little bigger."
