The Action: This summer, agent Joel Gwillim guided a pair of suburban house hunters through nearly two dozen properties in the downtown core. Their favourite pick was this two-bedroom suite at Luna that had languished on the market for a month and a half, so they negotiated a deal for $438,750.

What They Got: Completed just four years ago, this 1,016-square-foot unit is packed with contemporary and high-calibre comforts, from heated floors in one of two bathrooms to solid quartz counters and Fisher & Paykel stainless-steel appliances in the kitchen.

  • Full height windows brighten both bedrooms flanking open living and dining quarters with a balcony.
  • The unit comes with laundry, storage and parking facilities, and owes monthly dues of $535 toward the cost of water, concierge, courtyard, guest, games, fitness and party rooms.

The Agent's Take: "It's a great location close to the CTrain, a block from the grocery store and a few blocks from 17th Ave," agent Joel Gwillim says. "And it's the last building of a three-part phase by the developer, so this probably the nicest and tallest one that everyone wants in the end."

This unit also had the advantage of premium space and sightlines. "This one is one of the larger units with two beds and two baths, and it really had an open feel to it," Mr. Gwillim adds. "And it faces west with mountain views."
