The Action: The average downtown Calgary suite required 60 to 70 days to sell early this spring, but this one-bedroom plus den penthouse fetched an offer in half that time, even with a few alternatives for buyers to browse.

What They Got: The peaked rooflines of a 15-year-old low-rise, called Mount Royal Grande, creates vaulted ceilings in many penthouses, such as this 955-square-foot suite with extra headroom in a living room with south-facing windows and balcony.

Further back is a dining area, U-shaped kitchen, den and bedroom with new hardwood floors and larger of two bathrooms.

The unit comes with six appliances, parking and monthly fees of $398 for water and heat.

The Agent's Take: "Compared to [units in] some newer buildings in the area, it's rather large for a one-bedroom," says agent Joel Gwillim. "And the den could double as a second bedroom because of its size."

Buyers also appreciated this unit's placement in the building and community. "It's on the top floor, south-facing, and it had lofted ceilings," Mr. Gwillim adds.

"And it's a really good location on 19th Avenue Street, close to 17th Ave and you're still a couple blocks from Mount Royal, which is the most prestigious area of the city."
