The action: This luxury mountain home in Canmore briefly appeared on the market in 2012 priced at $1.695-million before the sellers removed it to carry out a modest makeover. In March, 2015, Mr. Vincent and his colleagues took the listing and priced it at $1.7-million, which procured multiple offers last summer, but the sellers backed out. It was relisted less than $1.6-million and sold in December.

What they got: In an early phase of the Three Sisters community, which named streets after families of the former coal mining site, this 3,198-square-foot model home was built into a sloping 22-by-59-metre corner lot with a south-facing backyard.

Heated floors warm the lower level, where there are two guest rooms and a theatre with starlight lighting, full blackout and project screen, as well as a winding staircase to an office and master bedroom above the triple garage with a three-sided rundlestone fireplace and one of three bathrooms.

Three Sisters and Cascade Mountain are best viewed through large windows in areas such as the open living and dining space with vaulted ceilings, massive wood-burning fireplace and walkout to a deck by the kitchen.

The agent's take: "[The development] has always had an allure, especially during the boom years, there were a lot of U.K. and American buyers," said agent Christopher Vincent. "It's one of the biggest lots on the street. Because it was originally a show home for the developer, it had a nice, extra big, set back on the side yard and the backyard backs onto a walking path so there's additional privacy."

The sellers also improved the cosmetics of the 14-year-old property. "It's one of the more common floor plans that has sold really well," Mr. Vincent said.

"But our clients took it from its early 2000, typical Canmore-style of rustic mountain and redid all the colours, put in landscaping and redid the flooring to give it that more mountain contemporary feel."
