LISTING AGENT Nathen Legat, L&K Group

CO-OP AGENT Joel Gwillim, CIR Realty

The Action: Agent Joel Gwillim was asked to find a property for two clients – one who wanted something new and modern and the other yearning for old and traditional. The opposing criteria were married in this renovated, detached house, so they made an offer, which they increased to $730,000 at the last minute to thwart another bidder.

What They Got: This two-storey house has stood on an elevated, 59-by-51-foot lot since 1912, but circa 2007, its appearance was transformed and expanded into a lavish 1,280-square-foot space with a large deck and fenced dog-run area above the attached double garage.

Past the deck doors is a dining area and kitchen with built-in appliances, custom cabinetry and island overlooking an entertaining space with a mosaic-tiled fireplace close to the front entrance.

The second floor features two bedrooms, including a fireside master with a deck and largest of three bathrooms. Two more sleeping quarters and an office are located the 662-square-foot basement.

The Agent's Take: "A lot [of century-old properties] are demolished because they're not kept that well or it's not worth putting the money into it, so [buyers] tear them down and put new infills in these inner-city neighbourhoods," Mr. Gwillim says. "This is a nice one because it had a lot of character throughout and it had some work done to it, so it was worth keeping."

In fact, the house was featured in Avenue Magazine in 2009. "It's got a really cool fireplace going from the main level up to the master bedroom, and everything from the main level to the master has a view of downtown as well," Mr. Gwillim states. "And it has a walkout terrace, which is an entertainer's dream."
