The action: The area around the Crowfoot Crossing shopping complex and Crowfoot Park had a healthy stock of townhouses available for sale, but this freehold row home with 13-foot frontage facing a church had an offer following just a handful of showings in late February.
What they got: New fencing and patio tiles refreshed the exterior appearance of this 38-year-old house, while the 1,085-square-foot interior benefited from an updated furnace, new appliances in the kitchen and new laminate wood floors in the living room and three upper bedrooms.
The house also has two bathrooms, a lower-level laundry room and two-car parking off a laneway.
The agent's take: "It's really close to Crowfoot Centre, which has any and all amenities you need," says agent Joel Gwillim. "And it's close to Crowchild Trail, which can get you into downtown or out to Banff or Canmore, too."
The absence of added management fees also appealed to young families and professionals. "There were other townhomes [listed], but we had a unique one as it didn't have condo fees, so this stood out and made it more affordable on a monthly basis for buyers," Mr. Gwillim adds.
"[Also] ours had some updates throughout and it was really clean and well put together, so it showed a lot better than other ones."
