LISTING AGENT

Steven Hill, Sotheby's International Realty Canada

The Action: In McKenzie Towne this fall, it was common for it to take 45 to 55 days to find a buyer. But within three days of entering the market this detached house had three interested buyers, even though a similar home, priced $15,000 less, was available nearby.

"The sellers did a great job presenting their property; they had it cleaned and ready. And Sotheby's and myself pay very careful attention to making sure the presentation – from feature brochures to having water bottles set out and the overall presentation being high-end – makes the buyer feel like this is the house to live in," says agent Steven Hill.

"That translated not only into competing offers, but we got $11,000 over list price. So it was very non-typical, not only in that market segment, but in the Calgary market."

What They Got: Just one door away from a park and less than a ten-minute walk from McKenzie Towne School, this eight-year-old house has 1,537 square-feet of living space, plus an unfinished basement. There's also a south-facing deck, a backyard and two-car parking off a lane behind the 34- by 116-foot lot.

Inside at front is a family room with a fireplace. At the rear is an eat-in kitchen with an island, tile backsplashes and stainless-steel appliances.

The largest of three bedrooms upstairs is also the most lavish with a walk-in closet and one of three bathrooms, complete with a water-jet-equipped tub and separate shower.

Homeowner association fees are $220 annually.

The Agent's Take: "The average home in Calgary is about $450,000, so this is not quite a starter home, but it's in that range," Mr. Hill says. "It did feature a really great, completely open main floor layout, which is a very contemporary style buyers are looking for now."
