The action: This two-storey house in West Springs was originally listed on Dec. 15 and received an offer in the first week. But, unable to agree on terms, the seller decided to take the property off the market over Christmas. Based on the shortage of good quality listings in the area at that price point, the sellers agent advised that they relist immediately in the New Year. The home went back on the market on Jan. 4 and an offer was received on Jan. 10. The sale price of $530,000 was agreed to the following week.
What they got: A large family home in a great location in the SW of the city, close to public transportation, minutes from downtown. The home has three large bedrooms, including a master with en suite, a large kitchen with corner pantry and high-end finishes including granite counters and hardwood flooring. The home also features a good sized yard with large deck. The unfinished basement offers buyers excellent future development potential.
The agent’s take: “The market gets extremely slow right before Christmas and currently in Calgary it’s slow in general so we decided to list the home for a week or so and if no sale was secured we’d take it off the market until the New Year.” says agent Ted Greenhough.
“West Springs is a newer community within the West Hills area and it’s pretty popular. It’s perfect if you’re looking for that two-storey, double garage suburban-style home, but want to stay within close proximity to downtown.
“We knew there wasn’t a lot of good quality listings in this price bracket in West Springs so we planned to get the home relisted early in January, which is when potential buyers come out of hibernation. It sold fast because it’s a well looked after home in a great area and there weren’t any others like it.”
