LISTING AGENT Bill Thom, Re/Max Realtron Bill Thom Group Realty Inc.

The Action: Just a short jaunt from Yonge Street shops, a park and a school, this detached brick bungalow was among the very few of its kind available to North York house hunters in late January. More than three dozen shoppers toured the house and several returned with offers.

What They Got: The more than 50-year-old bungalow was updated by its last two owners, with pot lights added this year and new roofing, attic insulation, storm door and furnace installed between 2012 and 2013.

The interior layout spans three bedrooms, living and dining areas with hardwood floors and an updated eat-in kitchen with ceramic tile floors. There's also a fireside recreation area, panelled guest room and workshop in the basement, which also has one of two bathrooms and a separate side entrance.

Exterior perks consist of a private driveway, attached garage and a south-facing backyard with cedar hedges outlining the 50-by-120-foot lot.

The Agent's Take: "The location is excellent, you can walk to the subway, Yonge Street and theatres," agent Bill Thom says. "Unlike the Finch and Yonge corridor, this area is going through a transformation as we speak, because the prices are at least $400,000 to $450,000 less than south of Finch. They did some LED pot lights, changed some light fixtures and cleaned up the house," Mr. Thom adds. "It's ideal for rebuilding [as] the house is still in good shape, so it's good to live in now and build later."
