The Action: In early December there was nothing to contend with this detached bungalow with a built-in garage, which is located on a 100-by-190-foot lot facing a main road. So it had nearly two weeks of exposure, allowing for two dozen showings, which culminated with an offer $52,000 over the list price.

What They Got: This 63-year-old residence preserves original elements, such as leaded and stained glass accents and crown moulding in the dining area and living room, which also has a wood-burning fireplace.

A kitchen, family room with beamed ceilings and a sunroom with a walkout round out the public quarters, while solitude can be found in three bedrooms, including a master with a walk-in closet and one of two full bathrooms.

The Agent's Take: "Frontage wise, it's twice as big because most of them are 50 or 45 [feet wide] and the other amazing feature was the depth of it. It was 190 [feet] whereas 50-by-150 [feet] is considered a decent lot for the area," agent Irene Kaushansky says.

"And on that stretch of Martin Grove, as well as a couple neighbouring streets, those lots are protected from being severed."

Though that deterred many builders, it pleased end users, such as the new owners. "Even though [the sellers] had lived there for five decades, they maintained it very well and kept a real good sense of character to it," Ms. Kaushansky states. "So it had a lot more charm and attraction than a typical tear down would."
