The Action: The sale of this Junction semi rattled real estate watchers around the city when the home took in 32 offers and sold for $208,725 over asking. It was agent Mike Gryspeerdt's own home, and he said he treated the sale as he would any other.

He commissioned an interactive virtual tour and distributed mass e-mails as part of his marketing campaign, removed his family's personal mementos and lodged at a neighbour's house for evening showings. There were over 500 attendees to the open house. Mr. Gryspeerdt said he'd recently sold another renovated semi on the treed street for $730,000.

What They Got: The more than century-old house has had several major updates over the last 10 years, including a new roof and new heating and cooling systems. It combines modern and classic elements, such as hardwood floors and potlights in the open living and dining areas and a sunroom amid the three bedrooms upstairs.

The kitchen features stainless steel appliances, a pantry and access to the backyard and a garage exiting to a laneway behind the 18-by-125-foot lot. A one-bedroom basement suite offers a four-piece bathroom and separate cooking and entertaining quarters with above grade windows.

The Agent's Take: "It was turnkey, you could just move in and enjoy, and people loved the fact it was old, but lovingly maintained," said Mr. Gryspeerdt, who had inquiries from a wide range of buyers. "Three realtors tried to buy that house for themselves."

This house's location was another reason the seller stayed long-term. "It's right across from a school and park," he said. "There's a rail path and will be a direct line to the airport [from] the Bloor GO, and it's a nine-minute ride to Union Station."
