The Action: Available Leslieville houses were scarce last year, so it was an opportune time to unveil this professionally staged, semi-detached house.

Even without parking, hundreds of shoppers jammed the open house events and the best of multiple bids locked in $164,300 more than the asking price.

What They Got: In recent years, this 1,050-square-foot house was improved with new roofing, waterproofing and carpeting in the recreation room of the 484-square-foot basement, plus the kitchen was updated with stone floors, stainless steel appliances and a back door to two decks and fenced 16-by-113-foot lot.

The Agent's Take: "This three-bedroom, semi-detached home is in the heart of Leslieville, steps to Little India and Greenwood Park," agent Scott Hanton says.

"The house offered a very deep lot, which you don't get too often in that area, and although there was no parking, there was a backyard oasis."

The house's size is standard, but what was done inside is not. "A lot of houses have complete open concept main floors … but this one has a separate kitchen that a lot of people who cook like, as well it has a walkout to the backyard, which is a great feature," Mr. Hanton notes.

"[The owner also] chose very high quality finishes in the basement and had a really good sense of style."
