A few years after the sale of an entire high-rise development near Humber Bay Park, the Times Group Corp. recently released a new block of units for buyers who missed the initial chance to acquire a condominium by the Etobicoke waterfront.

“When we brought it to market, it sold very fast, so we got another eight storeys,” says principal Saeid Aghaei. “Most [plans] are popular: We have two bedroom, one bedroom and one bedroom plus dens.”

Set off Park Lawn Road, near Lake Shore Boulevard, the infill community, dubbed Key West, will now house 421 suites in a 44-storey tower siding onto a trail and green space along Mimico Creek and steps from yacht clubs and Humber Bay Park.

“Because we are close to water, there’s a beautiful park over there. Sometimes I go there to walk,” Mr. Aghaei notes. “You can walk to the creek and the beach, and we have good access to Queen Elizabeth [Way].”

Within a 10-minute drive, there are established shops, restaurants and attractions in the Kingsway, Bloor West Village and downtown core, though aging motels in the vicinity are being replaced by new residential and retail operations.

“It’s a very fast-growing area,” says Mr. Aghaei, who adds their own site will have a separate two-storey building for six commercial spaces. “Metro is there for [residents] so they can walk and buy what they need daily.”

Construction is underway on the precast stone and glass tower to shelter private residences and amenities. There will be a fireside lobby lounge, gym and multipurpose room with a bar, kitchen, dining and billiards areas on the ground floor, in addition to a guest suite, media and tech lounges and a terrace with lounging, dining and barbecuing stations on the second floor.

Levels above will be composed of modern suites – many averaging 700 square feet – with open principal rooms and balconies, as well as smooth or exposed concrete ceilings nine- and 10-feet high, plank laminate floors, granite counters and Energy Star, European-style appliances.

“We built 500 Sherbourne, so if you go over there you will see our condominium is very luxurious – inside the condo is luxury and even the common areas are luxury – so we will repeat the same in this area,” Mr. Aghaei states.

As the building will be a candidate for Toronto Green Standard Tier 2, which is the industry’s highest green building standard, buyers will also benefit from energy-efficient and environmentally friendly features, such as dual-flush toilets and paints with low volatile organic compounds.
