LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: Within steps of Victoria Memorial Park, restaurants and cafes on Bathurst and King streets, winter promotions for this urban townhouse at Portland Park Village warmed the hearts of about two dozen visitors. But one froze out other shoppers, who only made verbal offers, by agreeing to the full asking price in writing.

What They Got: In a complex of townhouses stacked on top of the another, this roughly 500-square-foot unit has a street-level entry off a patio beyond the open living and dining area, plus a locker and garage attached at the rear.

Conveniences include laundry machines, a new custom bedroom wardrobe, kitchen appliances and laminate floors added in 2001.

Monthly fees of $367 cover water and amenities.

The Agent's Take: "You're basically off King Street West, but it's right across the street from a park, so it's a really tranquil setting that's still very central downtown," says agent Christopher Bibby.

"It's a townhouse condominium complex, but you still get access to condominium amenities at 550 Front St. W., which is just south of the townhouse complex, so you get the best of both worlds."

Few townhouses are available downtown and fewer like this one. "The owner did a full renovation of the space, so that's what also attracted a lot of first-time buyers," Mr. Bibby says.

"A lot of the parking spots are in a common area in the garage, but this one actually has its own built-in, attached, private garage."
