On an offer night in January, agent Nancie Mcleod spent three hours in a running negotiation between her clients and four bidders for this two-bedroom penthouse at the Loggia building in south Etobicoke.

“The demand was there in January – there wasn’t much on the market,” Ms. Mcleod said. “There was quite a bit of interest from people looking for two-storey condos, likely looking for a townhouse feel.”

The ground and top floors of a roughly decade-old mid-rise were designed with two-storey suites, much as this one anchored by a principal room with wall-to-wall windows and sliding doors to a terrace.

“The whole Queensway strip is developing with a lot of newer low-rise condos, so that’s drawn attention to some of the older buildings like this one, and the shops and restaurants are improving,” Ms. Mcleod said.

“[In addition], it’s situated close to major arteries, so you’re halfway between downtown and the airport.”

The penthouse itself creates the illusion of a freehold property in the sky. “It’s a penthouse, so it’s light and bright because it doesn’t have a balcony above it,” Ms. Mcleod said.

“And you’ve got wall-to-wall glass and a very large terrace just shy of 200 square feet.”
