The action

The buyers had lived in Europe for a number of years and were renting a home in Ottawa before settling on this home to purchase.

Co-listing agent Marilyn Wilson says they matched the buyers with this particular home because it had a very distinct European flare to it.

“The detailing and architectural features are elaborate,” she says. “They felt comfortable in the house with the moldings and the architectural details.”

While the agents worked with the seller privately for a few months, it was formally listed for just over two weeks and sold in late December.

It’s obviously a large house, Ms. Wilson says, and the sellers were looking to downsize to another chapter of their lives so they put it for sale.

With more than 8,000 square feet of living space, gardens imagined and brought to life by renowned landscape architect Ron Holbrook and a 1,000-bottle wine cellar, this four-bedroom, six-bathroom home in the Village of Rockcliffe Park sold at the end of December to the tune of $5.6-million – the most expensive home sold in Ottawa last year.

Designed originally in 1932 by British architect A.J. Hazelgrove for the granddaughters of lumber baron Henry Franklin Bronson, one of Ottawa’s earliest entrepreneurs, the home got a modern upgrade in 2007.

The lot measures more than 32,000 square feet and features a heated triple garage. There is a wainscoted loft above the garage currently used a fitness room, while the previous owners spent $1.4-million on the landscaping.

“There is a significant amount of land, but the architectural detailing and the finishes in the house were superb,” Ms. Wilson said.

The kitchen features floor and counters of Jerusalem limestone and high-end appliances. The floor in the kitchen is heated. There is a fireplace in the dining room made of the same limestone, and diners have a view of the gardens. The family room and glass conservatory off the kitchen has the same private garden views. The conservatory is bespoke, and was created in England.

The second floor has a master suite, while the third floor has two more bedrooms, a study and a theatre room.

“When it comes to design, this property is all about the details,” Reba Wilson said. “From the cork walls by Schumacher in the library to the Waterworks tiles in the bathrooms, the quality of finishes is outstanding. Sitting in the home and enjoying vantage points from one room through another is like standing on a street in Europe – you can stand in the same place 100 times and notice a fresh, beautiful detail every time.”

The agent’s take

Marilyn Wilson is no stranger to selling high-value properties in Ottawa.

She sold Ottawa’s highest-priced home in 2017 as well – at $3,625,000. That home was diagonally across the street from this home.

“We are proud we sold the house for full price representing both the buyer and seller,” said Ms. Wilson. “It was the fourth-highest sale ever in the city on MLS and it was by no means an easy feat to accomplish, but we are proud of our record-breaking sale.”
