LISTING AGENTS Irene Kaushansky and Philip Brown, Keller Williams Neighbourhood Realty

The Action: Much of East York's housing is of the bungalow sort, but this tiny two-bedroom was one of the few on the market last winter. It was closely surveyed by about 90 shoppers – including 50 attendees of two open houses – and drew seven offers on the date scheduled for considering offers.

What They Got: Wood trim, crown mouldings and an etched glass door are some traditional trappings of this roughly 80-year-old house with a fireside living room and adjacent dining area with hardwood floors. The separate kitchen has pot lights, granite counters, cork floors and stainless steel appliances.

A carpeted recreation area, bedroom with his and her closets and second full bathroom are located in the basement, which has a separate entrance to the fenced 33-by 110-foot lot. There is also an attached garage.

The Agent's Take: "It's a great East York location not far from the subway, which is within a 15-minute walk, and a nice street that is family-oriented and in a good school district," says agent Irene Kaushansky.

"It has great original character with enough modern updates to attract a buyer who didn't want to do a lot of work, but also still had a few places where there could be improvement down the road, so it gave somebody a variety of options."
