The action

There were several properties for sale in Burlington, west of Toronto, priced in the mid-$800,000s this November, but two couples vied for ownership of this side-split residence on a 65-foot-by-120-foot lot.

“The home was pretty unique – given the fit and finishes inside and the location – so I’m not surprised [to get multiple offers], but it’s not your standard situation,” agent Michael St. Jean said. He said homes in the area generally take “the better part of a month” to sell.

What they got

This 1,909-square-foot residence was built in the 1940s with four levels of living space, including three bedrooms upstairs above the double garage and a recreation room in the basement.

The main floor was recently modernized, with an open living room and rear kitchen with black stainless steel appliances and a 10-foot-long island with quartz counter tops. The dining area overlooks the lower-level family room with a fireplace and an exit to a two-tiered deck.

The agent’s take

“This is a nice neighbourhood, so there have been people who have updated their home, but this is above and beyond,” Mr. St. Jean said.

“[The sellers] pretty much redid the entire inside, right down to a new furnace, so it was good quality. I also think the style and finishes really hit home as well. It has a nice floor plan, being that it’s a side-split, so everything was open and [it] has barn beams going through.”
