The action: This one-bedroom unit at Kensington Market Lofts is a rare commodity, however, it was priced less than $450,000 to ensure a large audience in early May. About 30 shoppers visited daily, so the buyer’s reaction surpassed expectations as the sellers were confronted with 18 offers.

“Smaller units in the building like that, maybe come up once a year,” agent Edwin Brdlik said .

“If you’re looking at 500 to 600 square feet, typically they don’t have parking to start with, so to find a hard loft with all of those features under $500,000, it’s likely to go for more [money] like this one did.”

The agent’s take: “There are not many units in the city like this, they’re scarce to being with, and even in this building as well,” Mr. Brdlik said. “It has nice high ceiling and a beautiful courtyard view.”
