Vaughan residents were looking to move and wanted a detached house with a double garage, so agent Vadim Vilensky picked three options with rental suites. When the asking price on this four-bedroom house with a two-bedroom basement suite was reduced in January from $1.48-million to $1,428,000 – contingent on a rapid closing date – the buyers saw a chance to negotiate.

“If someone really needs to sell because they bought another property, that’s when there are good deals out there,” Mr. Vilensky said.

“My buyer was determined their maximum price was $1.3-million and the sellers were not willing to do $1.3-million … so we went back and forth and we were able to come up with an extra $5,000.”

“It’s a very good community, Patterson. It’s a mature neighbourhood and the best thing about it is it has some of the better schools,” Mr. Vilensky said.

“If you look at the prices in the same area, [some] homes are priced around $2-million.”

“It’s facing a ravine, has 3,100 square feet [of living space] and it’s a large property at 42 by 105 feet,” Mr. Vilensky said.
