The action: First-time buyers spent a few months searching for a sizable home around St. Clair Avenue West. By late March, their calculated wager of $820,000 was sufficient to beat other shoppers considering this semi-detached house near Earlscourt Park.

“There seemed to be bidding wars on just about everything in that area and we had just seen a property around the corner, which we knew was beautiful, but would go beyond our means,” agent Nutan Brown said.

“This one was priced where we could make the stretch.”

What they got: This 104-year-old residence is set up with three bedrooms on the second floor, formal living and dining rooms below and a recreation area in the basement.

Outside, a fenced-in yard and detached garage round out the 19-by-86-foot lot.

The agent’s take: “The location was great, very close to St. Clair and Davenport, so it works well for [the buyer’s] commute as well,” Ms. Brown said.

“To the south of it is a park that seems to be well used by local residents, so that’s an attractive setting for them.”

Though the roof and mechanics were updated, the buyers will remove two extra kitchens, among other things. “Some homes are move renovated, but this offers an opportunity to put their own stamp on it,” Ms. Brown said.
