The action: To differentiate this three-storey Edwardian from similar semi-detached homes for sale in Parkdale, it was priced less than $1.2-million in May. Turnout was heavy between two open houses with nearly three dozen visitors, so the week ended with two serious bidders.

“We priced it well and presented it well, so it did better than some of the other [properties] sitting,” agent Nutan Brown said. “Some take a couple of weeks or more.”

What they got: This 1,930-square-foot residence retains a few details from 1909, such as its brick façade and stained glass windows, as well as nine-foot ceilings in the living and dining areas. The former also features a fireplace.

The kitchen was modernized with granite and stainless steel appointments, as well as access to a 770-square-foot basement, deck and 20-by-110-foot lot. Parking is located out front.

The top two floors accommodate two out of three bathrooms and three bedrooms, including one with a walk-in closet and another with a rooftop deck.

The agent’s take: “Although it’s over 100 years old, the interior was very fresh and current,” Ms. Brown said.

“It has nice high ceilings and a spacious feeling, and it’s very bright because it faces east at the front and west at the back.”
