The action: This three-bedroom rowhome had a month of marketing, but no sale, so it was relisted with different agents late this January. The new team staged it to appeal to young urbanites likely to embrace its setting on a street with Victorian rowhomes, infill properties and social housing. The strategy generated two offers within days.
“The sellers had children and we believed that the ideal target audience were couples without children,” agent Paul Maranger said. “So we turned the house into a beautifully decorated space for entertaining and living.”
What they got: In 2014, the three-storey structure built in 1969 on a 19-by-140-foot lot was redesigned as a 2,056-square-foot house with high-end finishings, such as a glass-lined stairwell and glass doors to a limestone patio and double garage.
The main floor offers clear sightlines of front and rear dining spaces from the central kitchen and living quarters with a gas fireplace. The 647-square-foot basement is also modernized with a casual recreation area.
The entire third floor was configured as a master retreat with a Juliet balcony, an more than 10-by-12-foot dressing room and a five-piece bathroom with heated floors.
The agent’s take: “A lot of the houses on the street are Victorian in nature, so they’re more traditional. This is completely open concept,” Mr. Maranger said.
“The back of the main floor was floor-to-ceiling and wall-to-wall glass. The living room and breakfast table were placed back there, whereas traditionally, the living room is at the front of the house.”
Even the outdoor areas were thoughtfully designed. “The detached garage at the back had a separate storage room which would make for a terrific artisan’s studio,” Mr. Maranger said.
