An addition enlarged the home's kitchen and created a family room.

In June, house hunters had their pick in Bedford Park, yet two dozen shoppers quickly descended on this three-bedroom house on a 25-by-110-foot lot.

“There was no offer date, but we ended up getting some competing offers and a bit of a lift on the asking price,” agent Nigel Denham said.

“It sold within a reasonable amount of time, just a hair below the average days on market for that area and price point.”

What they got

This two-storey house provides 1,620 square feet of living space courtesy of a more-than-decade-old addition that enlarged the kitchen and created a family room with skylights and a door to a south-facing deck.

The 960 square-foot basement was also dug deeper to create a sunken recreation area just past a study area, guest room and one of three bathrooms.

Original areas include separate living and dining areas. The former features a fireplace.

The agent’s take

“Our ace in the hole was that the property had an extension put on the back with a big family room, as well as additional head clearance space in the lower level,” Mr. Denham said.

“A newer garage was built off the rear laneway and it had front pad parking … so it was another little bonus above and beyond the more typical products.”
