The action: This two-bedroom corner suite at Uptown Residences didn’t have a viable offer after more than three months of marketing, so the seller enlisted another agent who transformed the vacant space to get better traction in March.

“I sold an identical unit to that one recently, in addition to a much larger suite that set a record price per square foot, which is why this client reached out to me,” agent Nigel Denham said.

“We staged the unit and sold it in 12 days.”

What they got: Roughly halfway up a 48-storey tower is this 853-square-foot unit with nine-foot ceilings and hardwood floors throughout, from the bedrooms to the main entertaining area with a balcony.

The agent’s take: “It has a nice west and north view, which was well set with Manulife [Centre] not going anywhere and most of the north set as well, which is rare find at that price point, especially in the heart of Yorkville,” Mr. Denham said.

“[Also], it’s a very functional unit with a nice big open living and dining room.”

There are also countless attractions nearby. “It’s a good building with great amenities, and the location is superb in the heart of Yorkville,” Mr. Denham said.

“Across the street, you’re into the PATH [underground concourse] and you can walk to Bay Street on a rainy day and never step outside. And you have subway access as well, which is a big draw.”
