This detached Edwardian was initially priced at $1,850,000 late last November, but buyers’ interest waned leading up to Christmas Day. So the asking price was trimmed back to under under $1.8-million, which convinced one shopper to circle back with an official bid.

“When the year turned over, a lot of stuff came off the market," agent Lucais Shepherd said. “In January, showings picked up and there was a bit more positivity in the market.”

“The last sale on the street of another house was $3.2-million and change, so that gives you an indication of what’s selling on the street and the calibre,” Mr. Shepherd said.

“[Edwardians] are very solid houses and this has two beautiful bay windows with great views. [The sellers] didn’t spare anything, they literally did everything from scratch, including structural work as well.”
