The Action: Agent Patrice Gale was optimistic this 2,624-square-foot residence would sell in good time, but scheduled a public open house as a precaution. But on the first day of market exposure, an agents-only event brought out two eager buyers who registered offers by nightfall.

"The market was in the middle of big change where prices were starting to soften a bit, but there was still demand out there," Ms. Gale says. "But you have to be ready for any possibility."

What They Got: This two-storey Georgian was constructed in 1938, but was extensively modernized in 2010 and 2011. As a result, it has a formal den and dining area with a gas fireplace, as well as an open family room and kitchen. "[Plus] the 50-by-150-foot lot is typical for the neighbourhood, but the actual gardens were absolutely stunning."

This well situated detached home drew a lot of interest and sold in 8 days for $1,560,000.
