The Action: A new parent hoped to reduce the disruption required to list this detached house situated just a five-minute drive north of Wychwood Barns, so agent Ira Jelinek marketed it exclusively though his contacts late January. Two bidders recognized the value of its recent renovation, but one put forth $1.351-million to acquire it.

What They Got: A few years ago, a builder gutted, rebuilt and personalized the interior of this two-storey brick structure with a modern three-bedroom plan with a private driveway and fenced-in 25-by 120-foot lot.

The main floor is completely open concept with hardwood floors and pot lights in the entertaining area to a rear kitchen with Carrera marble backsplashes, open shelving and sliding doors to a deck.

The Agent's Take: "It's close to St. Clair West where there's up-and-coming, trendy restaurants," Mr. Jelinek notes. "And the Humewood district school is a very good district because it's got French Immersion as well."

Furthermore, the workmanship was of a higher calibre than other renovated properties. "The owner of the house is the builder, so he lived there for himself and didn't cheap out on anything and the construction was really good," Mr. Jelinek explains.

"It has nice marble in the kitchen, backsplash that goes all the way up [to the ceiling] and nice grey hardwood floors."
