The action: Two pre-emptive offers made a planned open house redundant for this semi-detached house on a 20-by-125-foot lot. So the sales process was quickly wrapped up with a $1.135-million agreement done mid-November.

"It sold for more than anything else had sold for, so it was a record price for a semi that didn't have parking and wasn't newly renovated," agent Megan Till-Landry said.

What they got: This 2 1/2-storey structure has stood for over a century, enduring a variety of renovations, ranging from new roofing and operating systems to an updated eat-in kitchen with an exposed brick wall.

"All the mechanical components of the home were upgraded, so it was well cared for."

Though this more than 2,000-square-foot residence lacked parking, it's a short walk to amenities.  "You're the perfect distance from Queen Street and the beach," Ms. Till-Landry said.

"You have accessibility to shops and restaurants, but still far enough north you feel like you're in a residential area."
