LISTING AGENT Nigel Denham, Sotheby's International Realty Canada
The Action: This detached house on a child-friendly street south of Bloor was the centre of attention for west-end shoppers in early June.
Between private tours and two open-house events, about 90 people came through, generating enough interest that several rival bids were presented to the sellers and a deal struck at $246,000 over asking.
What They Got: Stained-glass windows and elaborate millwork are original to this 90-year-old house, but the kitchen and two full bathrooms with heated floors are virtually new, as well as the operating systems, roof and landscaping.
Entertaining areas span two floors, from a lower-level recreation room to a main-floor dining room, fireside living room with a front den and a family room with a walkout to a deck.
Like the principal rooms, hardwood floors grace three bedrooms upstairs. One also contains a walk-in closet.
The Agent's Take: "It's in very good proximity to Bloor Street and most of the streets in Bloor West are busier through streets with a lot of traffic, but Rambert is a nice and quiet, court-like street that sees very little traffic," agent Nigel Denham says.
As for the house's physical attributes, it has the essentials and more. "It's your standard two-storey, three-bedroom [house] on a 25-by-110-foot lot," Mr. Denham notes.
"But it had been extremely updated by my clients, including all the mechanics, wiring, professionally finished basement, kitchen and baths."
